Employment wise, Aultman Hospital is consuming the SW part of Canton and Timken Steel keeps plugging along with some smaller manufacturing companies staying steady, but outside of Aultman I haven't seen any significant job growth or companies moving here, and if they do, they usually aren't coming into the City.  

While the numbers they provide might make sense under specific conditions, it’s always a good idea to apply a more conservative approach to ensure you’re prepared for the unexpected.For vacancy, the tenancy averages they’ve shared (3.8 years for C class and 6+ years for B- class) aren’t out of the realm of possibility, but I’d treat them with caution.

Because they aren't traditional tenants in the sense with a 1 year lease and to determine fit for the house, I like to start everyone on 2-4 month leases and see how they perform.

Please educate yourself, and not just from an internet forum.

I love real estate and the Richmond, VA area, which is why I wish to pursue a career that can educate me on how I can invest in real estate in the future in Richmond.

Then why aren’t you using a property manager?

You can probably just Google how many pre-licensing hours and education you need for your state in Georgia but I bet its around 20-30!

Also, make sure there aren't additional restrictions on the property condition, compared to a conventional loan.
