I had my existing tenants apply and pay the $110 application fee.

How long from the time of application and until getting the funds.Me and my delinquent tenant filled out the paper work May 9th right before closing of the program and it still says ready for review.I am in eviction court as we speak and just got done with the 28day ERP BS and to be honest if I had to do it all over again I would have filed earlier and used a lawyer.

It wasn't easy going through applicants being that its Atlanta & it's a lot of people applying from other states as well as people that don't reply or want something for nothing.

I would avoid any upfront fees or applications fees, everything should be paid at closing, so we all have the same incentive to get you to the closing table.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

I get about $100 a month more by having the washer and dryer and have many more applicants than with out them as no one likes going to a laundromat.Also, make sure you put in both leases that the washer and dryer is for personal use.
