Am I able to use the same contracts forms that I am using for my residential purchases or do I have to do something different with commercial properties.  

I am using a HELOC on my home in Hawaii to put up the down payment but would like to buy multiple properties and stretch the heloc as far as possible  without using it for repairs if possible.Further is there anyway around the cash-out refinance (for cash bought properties without seasoning) restriction to only borrowing the purchase price of the home and not the purchase price plus rehab.  

If I am using a contractor I explain to the tenant (if I can not be present) that the contractors are professionals that enter dwellings on a daily basis to do their job, that's all they care about, and if there had ever been a problem with an employee like that I am sure they wouldn't be employed there.
