If your retirement utterly depends on having adequate cash flow from your properties, any downturns will cripple you.

Remember, many (if not most) off-market properties spoken about in the investor sphere are not going to be in tip-top shape, and are, by nature, distressed in one way or another, often times condition and deferred repairs.

I expose myself to other stuff for the sake of a natural curiosity and to gamble a little.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
