I found out here in CT you must offer more than ACH only which means Credit Card as option two for the same reason you probably dont take checks lol  -thanks for the info folks much appreciated

You could go on title with the owner as Tenants in Common on the deed, or secure an option on the property for a percentage of the eventual sale, or use a Joint Venture contract.
