Take those out of the equation and view this strictly from an investors point of view and it is NO CONTEST.  

A cash out refinance is over a 30 year, lower rate and not viewed as a "credit card" aka debt risk.

I thought that was very clever from PM point of view.

It should have a great view and be easy to get to.

I wouldn't be surprised if they got rid of it altogether.Greece also has new construction with sea views for the low 300s.

Prices so far this year range from $420k-$1.05M all with ocean views or ocean access.

There are PLENTY of them.That will give you a much more balanced view of the S8 program and whether it may or may not make sense for you and your wife.

The issues I ran into was the local market was already flooded with STR's and in order to be profitable you had to stand out with a home that was either near an attraction (ie great view, Garden of the Gods, Downtown, or a College) or the unit had to have amenities (Hot tub, Instagram Wall, Pickle Ball Court) that would place your listing far and above other similar listings.I think you should strongly consider if you more interested in moving away and starting a life somewhere else, or in creating a cash flowing investment to supplement your income?
