Oroville is a bit sketch but everything around it is absolutely my cup of tea.

Not my cup of tea, but from a financing perspective FHA/HUD financings are strict on compliance with FairHousing /ADA standards on properties built after 1990.

In Sioux Falls specifically, I would absolutely not want to own a facility down at the Tea exit for the reasons you mentioned, but I think facilities close to residential areas will maintain good occupancy numbers. 

Every property, should not necessarily be every guests' cup of tea.

It's just not my cup of tea but others do well with it and enjoy it.I enjoy business tenants it's numbers straight to the point with payment.

If this business doesn't work out to be your cup of tea, its easy to sell SFRs and move on.It VERY HARD to buy off the MLS and get a deal.

As a cash flow investment I'd definitely say it's a no-go.You would be looking at a purely appreciation play, I personally don't have an issue with that it's not my cup of tea though.
