For what it's worth, I've been in exactly your position with a tenant of mine in a Holly Springs PUD back many years ago.

The timing with this one was perfect with the hot spring market, so I sold it.

A razor knife around it cutting the paint and some elbow grease usually get it moving, then address springs or weights on them plus some soap on side helps it slide. 

It is basically a background database search - nearly all the same databases searched for a full Phase I, without a site walk or evaluation of historic documentation such as air photos, topographic maps, fire insurance maps, or the city directories (Phone Books).

In March spring break season begins, but I've found over the years that the first week of March most often does not rent, and the second week is iffy.

But we do it by the book and air tight so it is clear the LLC owns and runs the properties.
