Very little prep means that you’ll have to not only repaint, but fix the drywall patching - which is harder once it’s painted.

Nail holes would be a move out item and most tenants are allowed to patch it to avoid charges.   

Since our credit is in the trash, I'm looking to steer clear of bank loans until I get it patched up.

I’ve unfortunately had a lot of experience patching and doing a hybrid plaster drywall work .

So now we aren't going to do a repaint, we will patch the holes in the doors, jimmy that storm door so it "works" again and not even bother cleaning all of the hard to do stuff.

I understand people hit rough patches but I am very suspicious and have a feeling this is just the tip of the iceberg.

In the case of tub and toilet overflows, the plumbers find nothing, you can't prove the tenant is at fault, but you leave behind a pissed off tenant, if in fact they are really not at fault.Think of all the money you saved not cutting open walls and patching them up again where in fact it was an overflow, and the tenant old you that up front.I'm more easy going, so if something happens, people tell me right away, and that in itself prevents more damage.
