Im aware of the rules for STRs in the area which is why I would like to keep it to Pacific Grove.

Here in the Pacific NW, one of the biggest value adds is replacing carpet with actual hardwood floors (not laminate or engineered wood).

electric panel is made by Federal Pacific - it is a fire and safety hazard and must be replaced by doing a panel swap ($1K - $2.5K) electricity in the house is ungrounded - in order to pass section 8 inspections, electric must be TRIPLE grounded.

Pacific City, OR It's not always the most beautiful place that cashflow the most, but instead the easiest for access for weekend getaways.

Central Pacific is one of them.
