I didn't want to have to go through the traditional appraisal process and deal with under wrighting.

@Linda Weygant : It will be a 100% cash purchase and I will have a PM to manage the operations , repairs etc... so the PM should be able to give me the accounting properly done on whatever they have been doing on the property ?

Creative financing in general.I'm attending a couple of seminars about working with sellers and options, and I want to start creating some deals in this particular niche, and need the education to put it all together.I have read Linda Patton's "Investing in Real Estate with Lease Options and "Subject-To", and I thought was an excellent book.
