Let me give it a shot and see if I can shed some light on the subject since I'm both an investor and licensed GC in Florida and have built upwards of 20 new construction houses in the last couple years. 

Not a slumlord but it is a historic building and we don't have overhead lights so that is a definite fail.

He said that we can just move the meter from our common area electric (which I pay) over to the socket for her electric in the meantime when he upgrades the base, this way she gets power and we will just go without lights in the basement and common area.

I found a 10 year loan term with light stream, but was hoping to get something in the 15-20 year range to improve cash flow.Thanks.

What is the $sqft for light cosmetic, full rehab or full reno, full gut or what price per sqft are rehabbers using for renovations?

I'd be more concerned about natural lighting (large windows $$) and creating a space people actually want to rent. 

Personally, I like "light" value-add and "core plus" investments that are larger buildings.
