I'd like a second opinion on advising on rehab trims vs. value and arriving at an accurate ARV (BRRRR is the strategy I'm using).

You have to do your own numbers and guess what your appreciation will be to arrive at what is the best return for you.In my rentals I prefer granite in the kitchen and porcelain in the bath.

We just ask them to text us a pic of the DL when they arrive at the house and to text us when they leave.

He mentions being responsive but this is referring to quickly and efficiently managing issues as they arrive.  

I wonder if this could affect vacation rentals, i.e. a guest arrives with a dog, and even though we clearly state on AIR and VRBO that pets are not allowed, here they are anyway.

That is all I use (other than direct communication with guests before they arrive).I tell ya you can do it.

There are just too many issues and they can cause too much time when you are trying to clean a house for a guest that is arriving in a couple hours.

@Eric Gomez NFA's take a long time to arrive, so keep that in mind if you're in a time crunch and need to close sooner than later. 

up there,   the city council 'turned blue' in the last election cycle so some kind of regulations are probably going to arrive eventually.I do intend to eventually sell off my remaining seattle property,  but for now as its fully updated,  meets inspection rules, attracting good tenants and running smoothly its in the cash-cow phase of ownership and I'm not in a hurry to divest it.
