This property is so mismanaged....Moving Forward: Once we got into attorney review I had my attorney make it clear that I WASNT taking possession of the property until all tenants were removed.

There is so much info on the site and having users offer help makes a easier to navigate. 

I kind of think this really won’t have any noticeable effect on prices tbh, and frankly even a 2% reduction in net fees is so minor in the grand scheme of things, I mean 2% movements are basically random statistical noise at this point.

It seems like it would be hard to go wrong with one because the financing is so much easier being long term.

As such, the guru is so successful with real estate, why are they taking time away from such a profitable, lucrative business to sell their secrets to others.  

@Suzy Farman my market is so hot I typically only need 2-3 weeks because many people are either living with family or already have a replacement tenant ready for their current unit upon move out.

I've gone into flipped homes with new LVP where the cat stench is so bad that you know it's under the flooring and they didn't deal with it before installing, now impossible to get to without removing it all. 

There is so much info about it but I would say it is a protection in a protection.

We have found the amount of work with bank accounts, taxes etc is not worth the money as the risk is so minimal.

But you don't want neighboring STRs to get all the bookings while you're off the market, unless the demand is so high there that you think you can get higher prices and be solidly booked with late bookings.
