We help the foreigner (individual or company) to buy the property, then we renovate (I have two interior designers/project managers in house), then we rent to other foreigners fixed to hard currency (mostly USD but sometimes EUR), then we manage the property.

Be prepared for extra expenses on the interior part of the home because of the non conforming shape of the building that creates alot of customization for trim, drywall corners, cabinets, built in's, etc.

We aren't looking to pay for insurance if already covered.Other Info:The condo complex is raised (Stilted)We have requested info from the HOA to see whats covered in the Master policy.Scenario:If we don't take this coverage (as its the master policy has wind and flood) and opt for the studs-in and contents only, would we be covered if say in a hurricane the slider glass got damaged by debris and the interior suffered damage, or if a flood affected our second floor unit, maybe even a wave?"

I'm open to rehab homes as long as rehab cost is less than $5k, floor and interior paint is fine but not redoing kitchens + bathrooms.

Trulia, Zillow, Realtor.com, etc. all have algorithms computing *different* values that can't possible take into account interior fit and finish.

Some of the major rehab involves Siding, portion of roof, new sidewalk, splitting electric (new panel boxes and meters), heating (new furnaces and re laying of duct work), water (new water heaters), portion of broken sewer pipe replacement, replace electric wiring to 2 units, new kitchen, bath, flooring, windows, doors (interior and exterior) in all units.
