I would want to make improvements to all units and increase the rent to market value when the renovations are completed.

Many banks securitize their loans (bundle them together) and sell the loans to Fannie Mae or Freddie Mac, while continuing to service the loans, that is collect your payment.

She paid us up front for 12 months of rent & then paid herself each month & at the end of year 1 she paid us for another 12 months...she did this until her credit improved. 

Amazing that this is the only business in America where you are providing a service for free at the moment.

The primary requirement is that the expected rent would cover the mortgage on the home - and that expected rent is typically determined by a combination of the appraiser and some service like airdna (a site which determines fair market rent).

With property insurers’ profitability and trade combined ratios improving, we can expect some relief soon.
