If you are taking a space in a center with multiple vacancies, or even taking a space that has been sitting vacant for some time, I would imagine you have a strong hand in the negotiation.Curious: are you working with a broker that represents you or are you negotiating directly with the landlord/landlord rep?

My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec.

@Peter Kuck I spent a few hours on this a couple of years ago and found that no one was willing to dip below the 75-80% LTV mark (accumulative 1st and 2nd lien) which I imagine would be even harder in this environment.If you find anyone, would be a game-changer!
