I've been investing there personally since 2019 and own 12-doors in Detroit proper.I lived on the ground there from 2017-2022 but now live back in California.To answer your questions... yes, you can still find cash flowing deals in Detroit.

Pick an area that is within a 2 hour drive or a 3 hour nonstop plane flight.Get in that market and really learn it neighborhood by neighborhood block by block.Local market knowledge is every investor’s competitive advantage.I do MF deals in Greenville SC where I live and already own 400 doors.

That means no HOA neighborhoods, which rule out many places.  3bedroom might make it tough to work, unless you're sleeping in the laundry or garage and renting full 3bedrooms.
