East Crown Heights/Weeksville - definitely potential for appreciation out here.

. - Light carpets, nice drapery, crown molding, new paint, some hardwood... very nice property.

Also when doing a rental in a lower income area where the PP is 100kish, you are not putting in granite, crown moldings ect.

I'm the only brick house in the comparables currently listed, I have nice crown molding (never seen in an 80,000 house), laminate floors (again, an upgrade in my area for 80K), and no offers.

It still needs carpet in some areas, Crown molding (ill prob leave out if I can) and 1 bath finished.
