I've found most areas to be good but you'll want to avoid the channel east of the tracks and west of the ridge cut as this is where the 'headache' properties are.

As far as the Denver Metro area goes, you'll have Arvada or Wheat ridge to choose from as the property is an investment property.

I personally really like East Ridge and Brainerd for buy and holds, as it seems like these areas are most likely to have a greater future value because of the development going on out there.

The only place that I see going up cheaper than what he has is always the timber ridge (i think it's called) condos.
