I would advise you begin to make connections there as well.Another thought on this project is, can you volunteer to be part of the rehab effort either for pay or free so that you can learn about what it takes to perform this kind of work and get a birds eye view of the standards this other investor operates by??

After listening to the latest podcast with James Wise it makes sense to add JV as part of my arsenal, since I do have friends & family that have funds and have said they want to get into real estate.My questions is: if as an investor I'm bringing: knowledge, research, connections, finding deals and orchestrating a team (rehabber, R.E. agent, bird dog, property management, etc.) -- and the JV partner is bringing money and/or credit, what should the split be?

The general rule is that an individual is an independent contractor if the payer has the right to control or direct only the result of the work and not what will be done and how it will be done.Since I'll be investing remotely I'll be requiring someone to help me out in the "bird dog" activity of finding properties through driving for dollars.
