Not creating a new electric outlet, using the outlet and rewiring to new location through concrete ceiling.What are the implications of not getting electric permit and doing the job anyways down the road?

Very few rentals close by (at least for now, in winter), but desirable location.We will do some updating no matter what:New laminate floor in kitchen/hallSiding needs replacing (have some insurance $ for that)Fresh paintNeeds new windows (maybe).Needs a bunch of concrete work (garage floor, driveway, stoop, walk to door).With those improvements we should be able to get at least $1000/mo.A room addition to add a large ensuite Bedroom/bath, and a laundry room to get the washer, dryer out of the garage, the bid came in at 59000 (This includes the siding).

We will close a duplex in NC very soon and few questions want to hear landlord folks to share some valuable experience.1) Insurance: one insurance company agreed and then changed their opinion by asking us does this duplex has a 6-8 inch concrete wall between units.

You should also check with your Attorney on what might have to be done to comply with ADA (Americans with Disability Act) to determine if you have to upgrade any of the entrances, bathrooms, etc.On your question on the water use, if you get records going back to when there was a daycare operating they may show the difference in average water use before and then after the daycare closed.-

Much less expensive to build duplex's per s.f. cause you avoid firewalls, sprinkler systems, ada requirements etc.
