Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Nothing wrong with it and I know for many, it is a great income producer.

If it's not, you won't be able to legally rent out the unit and you'll be opening yourself up to huge liability if anything goes wrong. 

Sure the concept is good (search engines), but you backed the wrong horse.

That is wrong.
