This may be an unpopular perspective, but I believe long term hold is going to win out on short term 9 times out of 10. 

I would bet that the cost of the land is contributing to the $4M cost - although that does still seem high.. but I'm not super familiar with Truckee market. 

I would bet your money is gone and the agreement to invest was fake.

And remember that stupid loses more than smart wins.

That's still a huge win.

Denver definitely is a commuting city, but the surrounding areas also have their own business hubs so lots of them are a good bet.

I bet they are getting a barrage of leads right now with many motivated sellers looking to sell their homes to anyone.

And of course what’s left unsaid is that if the deal was a home run only the investor would win big time.Lots of posts here ask about becoming a PML ... are you ready to lose everything?

If the tenant doesn't cure the issue w/in the timeframe then the PM should cure the issue I.e send someone over to clean the yard, and tow the vehicle if necessary.

Everyone is looking for a short-sighted win of getting a monthly dividend or payout, instead of becoming deeply involved to help the company 100x the revenue in 5-8yrs while maintaining 50-60% margins.
