My question is what are the types of homes that attract long term tenants in this market?

Agree with @Robert Sepulveda , 1% interest plus 10% equity is not very attractive from an investors point of view.

I know that LH’s get a bad reputation, but with the leasehold till 2050, that’s 25 years of possible excellent cash flow, It’s attractive to me to invest in from that perspective alone. 

How do I attract construction workers as tenants?

Add in the rent control/eviction state laws and prop 19 and it has become less attractive to be a small landlord.I recently read that 1 in 4 homes are being purchased by investors. 

Having a washer and dryer will attract more tenants and reduce wear and tear on the property when you have turn overs...and ensure they are properly connected.Ask why they need to move in quickly.

Working with our Rockstar agent, Bill Beck, we identified an excellent lakeside investment property near Silver Dollar City and other key Branson attractions that should (eventually) generate a 50% COC return (we have a lot of learning to do - so I'm not banking on that high of a return in the first few years).
