Explain to your tenants the need for a DAILY cleaning of the litter box so avoid urinating in other places in the home. 

Builders are used to this draw payment system, so that wont be a big hurtle with them.Any bank that does construction loans will be able to explain this in detail.

The bad news about dog urine/smell in carpets is that the urine travels thru thru the carpet and then into the padding and onto or into the subfloor, what ever that may be made of.

We just used one to eliminate an incredibly strong odor of cat urine from a home we recently purchased.

Dirt & Damage: holes in the wall, doors off hinges, rips in carpet or urine stains-odors, broken-missing mini blinds, grimy bathtub, etcYour tenant will continue to be rough on your unit until he starts paying for his damages or moves out. 

I REALLY don't want a property full of old dog urine that stinks up the whole place or whatever other damage the dog could do and end up with a ton of maintenance/repair expenses.SO...He's also willing to place an extra pet deposit.

When I smell urine and mold, I see $$$ signs :-)If you are doing a good rehab, chances are you have to replace the drywall anyways.

Take your pick.We have been rodent-free for a few months now though and keep finding bits of insulation: sealed all entry points, cleaned out all the nests/poop/urine, etc. replaced the vapor barrier and have had traps out but haven't caught any or seen any sign of them having returned.

You can read anything anything you want and try to interpret what you read to support your position but you’re just “urinating into the breeze”, as they say.
