I will be buying sub-2 with a wrap with OPM and putting it into a syndication.Again this is above the skill of a typical investor and will take a year or 2 to get the foundation set up before I actually buy any property.

I’m a portuguese handyman with specific knowledge in house renovations with skills such as plumbing and electricity covered as well. 

Utilize underwriting skills, network with professionals, research the market, explore financing options, and utilize educational resources like BiggerPockets.

They may feel a sense of entitlement, and they may not even be good renters.Unless this is some unique situation like a ranch that requires special skills to maintain the property, I recommend you remove the caretaker, spruce the place up, and put it on the market at market rates.I also recommend you look for a professional property manager that can help you navigate this immediately.

You’re not incredibly liquid right now but what about your credit, how much time do you have to find a deal, are there any skills you could bring to the table for a rehab or raising money?

I'm currently looking for my first deal so It's hard to imagine what to put in credibility packet when all the skills I have are not real estate related.I guess what I'm asking is how do you make people like lenders and other investors believe in you as much as you do?

I would love to join in on any BP groups that do OOS deals  (I have proven time management, attention to detail and paperwork organization skills in exchange for getting to learn alongside some REI masters). 

I recommend that bidders should always approach any skillful & responsible conversation with the assumption that listing agents know what the buyer needs to know, and more times than not they do.

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy.I hope this helps and good luck on your real estate journey!
