Preparing to sell, selling, searching for a property and closing will take time and because the timeline is unknown the debt will remain unpaid.

It seems like an unknown at this time.

And never forget put up a advert for lease and show the property every chance you get.. move in date, sorry unknown.

It's hard to estimate for everything when there are many unknowns.

With the unknown time period for eviction, should we offer $1-2k simply to get her to move out and begin fixing the property for a new tenant? 

Or, I could start with that, do the repairs and refinance into a 30 year loan, pull out most of my cash invested (hopefully) and cashflow $300-400/monthThe only unknown for repairs is the basement appears to have mold on all the walls. 

However the biggest unknown is escrow and corporate advances that may have been made by the first lien holder.

For my first house hack, I was not willing to take on a home with a known oil tank that could have lead to unknown issues down the line.
