Nonetheless, If you’re short on time, hiring a local attorney who focuses on evictions is definitely a good idea, as the process can be quite tedious.

Perhaps going to the local building department or title company to see who the big land buyers are in your area would be helpful for starting to discuss the idea with someone nearby?

I thought of LVP but I'm not sure if it's a good idea in the bathroom.

With no direction from an Engineer (or Architect) Contractors have no idea and will price out the scope of work they think is best even if it's not the best option. 

I like the idea of getting aggressive with class A and B locations.

Some ideas and questions I have around best approach:Do we continue to put our own money into these repairs to see through the work on the home or is there a loan or HELOC that should be considered instead?

Do you have an idea of how much you'd rent out your current home for to a tenant (and what the resulting profit would be)?
