I just opened a Roth-IRA with them and transferred 20K from my Fidelity IRA to invest in LendingClub notes.I did remember that, for a short while, and for about 1/4 of my portfolio with them, I done manual investing - where you can go chose and tweak your filters and gain more control over what kind of loans you are lending.

That's why I'm thinking that perhaps I could do a lease-option purchase:Lease - I would lease the property (land and structure) with responsibility for all taxes and maintenance.Lease - I would retain rights to sublet the individual units on the property, but not the property as a whole.Option - OTB would expire shortly (perhaps a month or two) after the end of my BK period.Option - Rent paid (or a portion of rent paid) would be credited back to me as purchase credits at closing.Does this sound doable, or does the plan need tweaking?

I also do public bank foreclosures, and tax deeds.I can set you up with complete access to our MLS covering Hillsborough, Pinellas, and Pasco Counties.I can set up an automatic MLS feed for you too, based on your parameters, and provide CMA's on properties of interest.I use detailed investment analysis programs that you can tweak with different costs, growth rates, % financing, interest rates, etc. it gives you not only Cash on Cash Cap Rates but also true Internal Rates of Return, and you can download it into your Excel program on your computer.I do REO's including HUD and Fannie Mae.

You might be willing to pay a little more for a duplex or triplex if you know you can tweak the rental units to a certain demographic who would pay a higher rent for exactly what they want.

It's a good idea to see your attonery to review the first lease and you can use the basic lease agreement and you may need to tweak LA based SFH or condo with HOA etc.
