It "works" in Canada, and once you pick a market and learn more about it, you will find solutions and be successful too!

The title company mentioned a possible easement as a solution? 

Focus on the reasons for that growth, the sustainability of which areas will be most attractive and you're investing in a great market if you have the right key indicators in mind and the right focus of your objectives.

I know the solution can really depend on the individuals situation but any opinions or ideas are appreciated!

Reminds me of an attorney I knew who thought the solution was to have an executed warranty deed held by himself UNRECORDED.  

So there - I don't think helocs are a long term solution, but until we get to the point that rates are sufficiently low, we can use them to get equity from homes and continue to grow our portfolio.

They failed you.The solution is to not use real estate agents in the future.
