I figured that getting my license and working in an agency with successful sales people will give me a wealth of knowledge as well as earn the opportunity to get income through my sales skills (spent time as a financial advisor for Prudential Financial, I also had stints in sales with AFLAC).If you can, I would love some awesome feedback on everything from: *What I need to know about working with a brokerage firm (membership dues, office politics, commission splits, location, size, etc)*How I should start investigating my market,*What kind of time and money I should be prepared to invest to get results in real estate sales,*Tips on getting into the commercial sector,And anything in between!

I've toyed with Realquest Express and have considered a paying membership, but haven't jumped into foreclosures yet as I'm still fairly new. 

You can simply take a survey of the neighboring properties to find out their gross income and expenses and base your number off of that.

What I found is that unless you have ~2k-2.5k to get the real estate license (after all fees, membership, classes, etc...), or you have enough cash to buy the property outright and then sell to someone else at a greater price, it can't be done here.

I have to have a survey done first and have initial plans drawn up by an architect. 

I'm also thinking of upgrading my bigger pockets membership because of the tools offered.

The training to become a land surveyor seems fairly minimal and surveys cost at least several hundred dollars for a few hours work.

@Mindy Jensen  You might want to survey users (offline) on the importance of search and how well BP does.   

I am not sure about their membership policies, but I would assume that they could answer that for you.
