Just like colleges, we know there's some good, some bad, some ugly, but we have enough great minds on BP alone that the same amount of money could probably do some great deals that people could earn and learn from and gain valuable knowledge, experience and build some stellar relationships that you can't buy at a 3-day workshop for any amount of money...

Depending on the size of the HOA, you may be hearing lots from them if your tenant is short of stellar.

There is another option to get control of that floor and I've made suggestions on how to do so...if the present group of owners has not prodded the alternate channels along yet and I'm allowed to manage I'll have lunch/meetings with some people to see if I could push it along so they could circumvent the bank dragging its feet.Regarding the previous Mgmt company, my connections in the local banking community and elsewhere had made comments the manager at the time did not have a stellar reputation and they'd heard plenty of negative feedback from other places he managed.  

I would say STELLAR flippers are making this.I know about 12 guys who flip full time.

I agree it's a stellar part of town but you'd wait so long to get your appreciation out of it.

We have other applicants (none yet with stellar credit) but this seems like it might be a good way to go.  

I have been fortunate that my first experience with a property manager has been stellar. that being said I interviewed multiple PM's before choosing one and after they took over my property I spoke with them on the phone once a week until we had developed a level of trust and understanding.

Did you have any specific goals for the property other than just stellar cash flow?
