That is how I move all of my properties, and many times, they are able to get a bank loan within a few months, and they don't even realize it.The problem with selling it FSBO without offering incentive is that you will get all of the agents calling to list it and the investors calling to steal it!

If you have two houses that are identical and one is 30 years old that needs work and the other is 40 yrs. old house that was just remodeled then the 40 yr. old has less depreciation.

@Mooro El , one thing to keep in mind is most listing agreements I have seen are exclusive so I doubt they would let their commission go even if you were able to sell it so you need to plan on getting enough to cover that as well, if you do not have a signed agreement with the seller and broker the broker could try to steal your sale as well, so whatever you do get an agreement in writing with both seller and broker.
