There's nothing like the rental business to teach you how to get that nasty feces stain out of the new berber carpet or how to lasso a rabid pit-bull before he takes your arm off!

Since the house is a foreclosure there are a lot of issues such as:Downstairs(basement)If anything is missing or broken on the walls its going to need sheet rockTile on the floorsFurnace / hot water needs to be re-pipedMain floorWhole interior of the house needs to be repaintedTile on kitchen floorNew appliances / cabinetsLaminate floorGranite counter topRecess lighting1/4 inch sheet rock on the top of the kitchenBathroom re-tiledStairs re stained UpstairsNew door for bedroomsNew light fixturesSame laminate floor downstairs used upstairsCompletely new bathroomOutsideRoof needs to be fixed (not replaced)Foundation needs to be paintedFront porch needs to be touched upSo basically that is what needs to be done for the house.

We've yet to run into any major repairs that have had to be done, thankfully, they've typically been things we do ourselves on our quarterly walk-throughs for PM, or they've been convenience repairs like sanding and re-staining the decks and power washing the siding and sidewalks. 

I have painted cabinets and stained cabinets many times in the past, but I really wanted this kitchen to look nice :-).

But gun fights and blood stains definitely count as "property damage" I don't want.

Not stained or gross-- looks good, just not new.

She sent me pics of water stains that were less than 6 hours old.

Our current home is about 3 years old, carpet in the bedrooms and stained concrete elsewhere.
