I was part of a panel on show #380 with Chris Clothier and Mike Butler regarding Covid as the "average guy" representative.

I think I’m asking a bit higher because the old tenant trashed this house and I did some work to it and added some new features that could get me a bit more in rent ie new sink, disposal, electrical panel, getting a garage door opener installed, new carpet throughout, fixed the incorrect washer connections downstairs etc. it hasn’t been an easy process but none of this still justifies what rent price house should be renting out.

. - I read somewhere people sometime buy a smaller non built in and then “fit” it with some extra paneling from the kitchens.

The value add was through the rehab that consisted of a new roof, updated the fuse panel to a breaker panel, new LVP flooring throughout, minor bathroom updates and paint, repainting the entire interior, adding new hardware and paint to existing kitchen cabinets along with new countertops and sink, new stove and rangehood, and lots of overall minor deferred maintenance.

Wind and solar account for less than 4% of all energy production, but ONLY WHEN the sun is shining and WHEN the wind is blowing.

I believe to get it rent ready (next summer) I would need about 14-16k more and then if I factor in AC/Furnace we're creeping into the 20k range (house has asbestos siding panels and the broken ones need replaced and then get the house repainted 6kish or I have it covered with vinyl which kills two birds but probably 2-3k more at 9k).

A mini-split, closet, wall paneling, window, and fixture were added to create the bedroom.

In fact, I recently served on a panel for NJ tax liens.The annual membership is reasonable and you will get to network with lots of like-minded people.
