While BP has a rent estimator as does rentometer.com (both allow a few free uses, I believe), I agree with @Zachary Deal that your best bet is to seek out guidance from either the listing agent or a property manager well-versed with the area.

I’ve been listening to audio books to get some ideas and every single one recommends getting on bigger pockets.

Buy a single family home with as many bedrooms as you can afford and live like a college student for as long as you can. 

I'm planning to do a 3.5% FHA on this first single-family, I'm not sure if that would make a major difference than the 1% down when it comes to equity after 1 year. 

However, we’d like to purchase the next property as a single-family or single-family townhome.

I dont like the ideal of prospecting 5 days a week and im a single dad so the weekends are a no-go. 4 days for calling 3 days for follow up and appointments. 

I am considering small multi family homes or single family homes.
