in 2021 but Looks like they existed since 1906 as CIVIS.I know they partnered with transunion for screening. have you used this service and does it give a decent report?  

Hey Joe, I am a realtor and property manager in West Virginia (Bridgeport, Fairmont, and Morgantown area) We use an animal screening service called petcreening ( I will add a link to their page below.

To locate a property owner, you can typically visit your local county recorder's office or the tax assessor's office.

The LLC in this case is more just asset protection and not having your direct name listed on the county tax record.

You need to demonstrate you are worth the risk.If I were to invest in someone else's deal, I would want to see their track record.

You can start with interviewing 2-3 agents and look for proven track record.

The reason for that is I have no idea how bad someone sucks at tenant screening.

Certainly track record is very important, but track record is so much more than deal performance.The last decade was a consistent bull market so almost anyone could put some runs on the scoreboard while learning little to nothing.  

But, none of them are willing to discuss the matter on the record.
