I stayed patient because I knew her non-paying run would eventually end.And what did she do, left the property in such a trashed state that that a junk removal service told me it's going to take at least 2 full trucks to clean the place out - and it's going to need a top to bottom remodel.

It's nuanced and I could go into more detail if you want to add me, but the bottom line is that 1 point = 1% of the loan amount, but this 1 point does not correlate to bringing your rate down 1%.
