Frank, Anthony & Colleen....thank you very much for that info, yes I will seek out some real estate investors' groups...I was looking mainly in the Brown University area, spread out as far as Yale....but need to tour the  New Haven area and feel comfortable with the ride and/ or have a trustworthy contractor/handyman.I have been to East Providence scoping the area, but need more intimate conversations with local investors.

Other than riding it out until the tenant's lease is done I don't really have any good advise.If you absolutely need the money then, the best bet is to negotiate a buyout for the current tenants, sell and pay the taxes.

I promise you - it will happen if you hold long enough - and holding for 10 years or more is the safest way to ride out market cycles and make good returns in the long run as long as you don't overpay in the short run.

We own our own stuff directly, and thus can simply ride out long down cycles (as long as we are not over-leveraged) and continue to collect the rent.These syndication deals which have expiration dates seem inherently risky to me - I guess you got free equity for putting the deal together so there's no downside for yourself.
