With that being said, asking for advice and following the counsel of more seasoned individuals should not be overlooked.After walking the property with local well seasoned contractor, with plans in hand I had to swallow my pride and fixation on what I am hoping to accomplish and start with the basics.

Each property will have to be assessed individually to see what way or strategy works best. 

Ab1482 does not apply to SFR owned by an individual or couple.  

Are there any potential problems with investing as an LLC and not as an individual? 

Ya, my left side brain (the E and S (Rich Dad term)) is saying that is crazy: 18 CC's and $100k.  

The other half are caveat emptor.2) When buying through an individual that likely isn't following state real estate laws already since they likely are in violation of the state brokers act....you probably arnt getting a disclosure even if state law requires it.

Therefore they can only go after what is in each individual LLC. 3.

One thing that I noticed helps a lot of times is going to local networking events and hanging around like-minded individuals.
