If you have anymore questions, send me a PM.Typical requirements/comments for a commercial loan are listed below:-25% down-3% to 5% for closing-A cash reserve, which varies by lender (typically, 10% of loan amount or 9 to 12 months of DS)-A decent credit score – subjective by lender as well -2 to 3 years of tax returns (recourse lenders)-Current personal financial statement (within the last 3 to 6 months)-Resume of real estate and career experience-Closing occurs typically with 45 to 60 days of the lender receiving the necessary information

But apart from the nuclear options, the only thing you can do now is to either count your cost and not close (call their bluff) after doing a full analysis of the potential damage vs tax on the gain from a busted 1031.
