Show them you are in good standing.If the rental is in high demand (you have multiple prospects) remind them that they don't have the apartment until a deposit and lease are signed and that other tenants are interested.

The consequence to a tenant is they receive a standard reminder notice your state regulations allow or require you to post the day after rent is due in the lease.

I actually still need to change over a couple rentals into the LLC Still so that’s a good reminder for me to do!

I still have to occasionally remind my wife that it is all good debt.But never lose site of the fact that investing is still very high risk.

I remind them that some home owners are broke, so the truth is I take better care than many home owners.
