Something to keep an eye out is the rapid growing corridor between Austin and San Antonio. :)

I recently did some research and found their "values" for Cape Coral to be off considerably due to rapidly rising rents.

If I can find a complex that can make a little cash-on-cash but is in an area that is appreciating rapidly, I'll take a 5% cap in Austin over a 11% in one of the tertiary markets.
