Also be sure to vet the prospective arbitrager as my partner just had to evict one out of his place in GA who was trying to STR the place as well.

I had to not only list and promote but I had to protect the equity during the negotiations with the prospect buyers, coordinate the move out with the tenant, who was previous property manager and was exercising all her rights which tend to make the situation less than ideal for sellers/landlords.

The big thing your friend probably wants is that it is your contact information that prospective tenants see when they reach out.A general tip beyond the usual blackout curtains, nice bed and safe area, would be that we've seen that most of our bookings come within days of a lease expiring.
