If you're co-mingling your finances, you will have negated any liability protection a proper corporate entity structure could provide.

You have to confirm there are no pending assessments and lawsuits against the HOA before buying and an assessment usually comes for roads, roofs, windows, decks, and stairs that were not done properly or have a safety issue.

Got proper permits, re-did all the work, and and was still able to sell the property for a profit. 

I want to keep the tenant happy and the property properly maintained.

Proper screening could have prevented this.

So, proper screening is EXTREMELY important!
