Pick up a receptacle tester—available from most retail stores for less than $10.

I pick close-in burbs with good access to public transportation.  

Over time you'll pick up on alot of costs plus familiarity with your market and contractors  

I've had success selling the vacant land I'm picking up on Facebook Marketplace but recently it seems to have really slowed down. 

Don't pick someone off the Google search.

In real estate we say "everyone wants the perfect house, at the perfect location, at the perfect price, but you don't get all three, so pick the two that are most important to you," and this is an example of that.

but I do believe that being he is a Billionaire, he picked it for a good reason and this guy became rich because he is intelligent beyond what we understand for the plan he has for the supercomputer in Memphis. 

Move to duplexes and you learn you need to pick compatible tenants to avoid becoming a mediator in disputes about noise, pets and parking.   

This is why a lot of the crowd funders failed as well.. not only picking poor projects but they had hordes of small investors throwing  money at them..
