Although I didn't follow my own advice on my own rental (decided it could wait a few turnovers), my philosophy is that if you are going to jack with the shower surround, you should wall off the window and put in a vent - or a very high window (vent would be cheaper and less hassle probably).

Also, I would say that determining what you buy should go in this order: 1) Investment Goals & Philosophy, 2) Market Selection, 3) Team of people to work with and Last, 4) the property.

I made a lot of mistakes dealing with my college years, so ultimately I think I will focus on the lower rents of the area until I build my portfolio.I have been pretty successful so far on the rehab/buy & hold philosophy so far and while I rather deal with the better tenants, I know most of my bread and butter is lower rent/section 8 tenants.
