The lender is getting a 2nd large asset (your crypto) to secure only an additional 20-25% of loan value.

The one thing I am unsure about is how earnest money works when you have yet to find a willing buyer to assign the contract to?

With the addition of projects like the orpheum and the waterfront development well on its way I think Dover might be one of the best buys along the seacoast right now.
