@Brian Garlington I am a current renter and had my pipes freeze due to insufficient insulation this winter in Boston and didn't have a working shower for about 5 days (2/1 apartment, only bathroom).

If the house is in Saskatchewan, it seems to me that that work is prudent just to keep renters; I would imagine heating bills would already be steep, even more so with insufficient insulation and poor condition windows.

Be careful to segregate 'normal ware and tear' from damages - - do so in their presence and in the damages report.Each state is different, but in Calif the notice of non-renewal is 60 days and you may have issues with insufficient notice being given.

Who knows what the future will bring, but now you've got an exit that most people selling do not have.If you get all or most of that list, you will be doing better than what you could get from a traditional mortgage lender.If they want 25% down, 12% to rate, 2 points upfront, etc etc, then you'd be better off getting a traditional mortgage assuming you otherwise qualify and the property is in sufficiently creditworthy condition.
